The O'Neil's Building

DEVELOPMENT DESCRIPTION: The City-owned O'Neil's Building was originally an
800,000 square foot structure. It underwent an
adaptive reuse as a mixed-use office/entertainment
condominium facility.

Currently, the building has approximately 185,000
square feet with 125,000 S.F. of office space and
60,000 S.F. of entertainment space. Improvements
included demolition of the old parking deck and
construction of a new 550-car parking deck, an
atrium extending from the roof to the lowest
level, and a Main Street public lobby. Investment
reached $33,000,000 including the new parking
structure for this redevelopment effort.

Roetzel & Andress, Akron's oldest law firm, now
occupies 60,000 square feet on floors 4, 5, and 6
of the building and employs 180. Ernst & Young
occupies the third floor and McDonald Investments
occupies the second floor.

The southern portion of the first floor was sold
to The George Group in 2001. The George Group
operates the Barley House, a restaurant and
nightclub in that space.

Approximately 24,000 square feet of additional
retail condominium space is available in the
basement of the building.
